GLP sets new standards with state-of-the-art multi-tenant warehouse in Dongguan, China

Singapore and Shanghai, 30 August 2023 - GLP Pte Ltd (“GLP”) has completed the extensive redevelopment of GLP Park Dongguan Xinsha, converting an old, single-storey food processing facility into a modern multi-storey ramp-up logistics complex spanning 270,000 SQM. Six customers have taken occupancy at GLP Park Dongguan Xinsha, including a leading e-commerce express delivery company and other leading brand names in fashion retail and cold chain. The park is currently 92% leased.
Located in Ma Chung Town, Dongguan City, the park enjoys convenient access to the major trading ports of Guangzhou and Shenzhen, making it an ideal logistics hub to serve domestic customers providing third-party handling, storage, distribution and value-added services to the food and e-commerce industries in the Greater Bay Area.
The revitalized park offers both cold chain and ambient logistics space and features a building height of approximately 50 meters across four floors, a specification that is rare amongst similar logistics parks. The 13 meters of vertical space on the top floor optimizes storage density while offering the flexibility for integration of automated equipment for intelligent sorting, packing, and distribution operations.

Meeting the needs of today's e-commerce customers
GLP Park Dongguan Xinsha integrates well-designed warehouse facilities with the flexibility for customers to implement their own smart supply chain management systems and technologies such as IoT, automation, and warehouse management systems and was selected by a leading e-commerce express delivery company to support cross-border e-commerce activities within the Greater Bay Area.
Global Robotics Services (GRS), a GLP-backed business which provides robotics solutions for lease, has partnered with a 3PL company to deploy robotics sorting solutions for a fashion-focused client within GLP Park Dongguan Xinsha, helping them achieve automated sorting of more than 2,000 items per hour and improving efficiency by an estimated 65% compared to manual sorting.
Innovative green low-carbon design
Minimizing carbon emissions was a key consideration in the redevelopment of GLP Park Dongguan Xinsha. The park incorporates low-carbon sustainable design elements such as natural ventilation and lighting, use of green building materials, rainwater collection and recycling and smart LED lighting. As a result, GLP Park Dongguan Xinsha has attained “Outstanding Level”, the highest level of certification under the net zero carbon building evaluation scheme for logistics parks awarded by TÜV Rheinland and the British Research Establishment (“BRE”). This recognition acknowledges projects that demonstrate low carbon development and operations.

Renewable energy
GLP Park Dongguan Xinsha is equipped with a roof mounted solar PV system which is able to fulfil a sizeable portion of the park’s energy needs, and is estimated to help reduce over 1,800 tonnes of carbon emissions annually. It also features onsite electric vehicle charging stations which help support the park’s new energy ecosystem.
GLP Park Dongguan Xinsha was a redevelopment project designed by Haiyi Design Institute, GLP's in-house architectural design specialist in China.
